Our aim is to find the right tenant for your property and manage the letting process, so you don’t need to worry about it. We make it our priority to meet each and every prospective tenant and try to build a relationship with them so that they can appreciate your property and work with us through anything that may need to be done. You can select from a fully managed service or a finding tenant only (non-managed) service, depending on the time and budget you have available.

Valuing your rental property

With many years’ experience of the rental market in Malton, Pickering and Ryedale, we can provide an accurate rental valuation of your property.

We can advise on the best options for achieving the maximum rental yield, such as whether to offer your property as furnished or unfurnished and the types of tenants you can expect to attract.

Marketing your rental property

We know how important it is to let your property as soon as possible. We will act quickly to produce high quality photographs, floorplans, and listings to ensure your property hits the market straight away.

Your property will be marketed online through our website and Rightmove and as well as the online listings, we also have a database of registered applicants who will be notified about your property helping to achieve maximum exposure to prospective tenants).

We make sure that we have one to one viewings with each and every applicant to build up a relationship with everyone that is interested in your property. By doing this, it means that when we come back to you with our feedback we have as much information to pass on to then decide which applicant to go for.

Letting your property

Once we have received a tenants’ application, we will manage the process from start to finish requesting the relevant references, credit checks and registering the tenant’s deposit with a deposit scheme regulator which we are in regular contact with throughout the process.

When the application process is complete, and we have handed over the keys to the new tenant, we can then continue to manage the property for you, or hand the tenancy agreement over to you.

Let Only

Equivalent of the first months rent plus vat. For example, should the monthly rent be £600 our fee would be £600 plus £120 vat giving a total of £720. (Minimum fee of £600 plus vat applies giving a total of £720)
Reference checks. £25 per applicant plus vat giving a total of £30

Fully Managed

Equivalent of the first months rent to plus vat. For example should the monthly rent be £600 our fee would be £600 plus £120 vat giving a total of £720. (Minimum fee of £600 plus vat applies giving a total of £720)
10% plus vat (12% total) of the monthly rental will be charged ongoing where we are managing the property.
